5 steps for expats in negotiating apartments for rent

1. Make sure all parties write down and sign any new terms

In the UK we have a culture of making sure all agreements are written down and signed to ensure they are binding, don’t think otherwise while negotiating to rent apartments in Spain. To protect yourself from any future disputes or hassles, simply make sure that any new agreements and concessions that are agreed upon during the course of your negotiations are in writing and signed by all parties present at the signing of your luxury rental. This simply prevents the landlord from turning around and claiming that he made no such promise as soon as he has your security deposit and rent in advance.

2. Have a clear idea of your expectations for your luxury accommodation before you start negotiations

It always pays to be prepared. Make sure that before these negotiations you have, preferably in writing, some useful points that describe your expectations of what you want to have achieved by the end of the negotiations. These should include what you are willing to give up, as well as what you really want from an apartment to rent in Spain.

3. Always be courteous no matter how heated the argument gets.

In the vast majority of places, negotiations are conducted amicably. As it is quite common for people to negotiate their rental apartments in Spain, the owner is usually quite used to being in such negotiations. Sometimes, however, the discussion can get heated; you must do everything in your power to avoid it.

4. Never issue ultimatums unless you mean it.

The ultimatum is a powerful device. Be very careful how you use it, don’t put yourself in a position where you have to give an ultimatum and then not carry it out, this impairs your bargaining power. I have always found it good practice to never give ultimatums when negotiating apartments to rent in Spain. However, in the rare circumstances where the negotiation requires you to issue an ultimatum, make sure you are fully prepared to walk away if the point is not conceded.

5. Trade only the points closest to your heart

Landlords who have Spanish apartments to rent hate wasting time as much as any landlord in the UK. Therefore, during the course of negotiations, make sure that the points you are negotiating for are the ones closest to your heart. Don’t start negotiations with a long list of arbitrary demands, rather take two or three of the most important points and fight for them.
